When buying a new home there are things that you may see that are in obvious need of repair. Other things, which may be crucial to the safety of the home are not always as easy to spot. Having a home inspection done before closing on a new home is a prudent and wise decision.

  • Code violations - If any part or parts of the home (whether inside or out on the property) where built without permits or are not up to code, you may bump into issues in the future. Your building plans found in the city documents will not match the reality of your home. The city may require you to tear out or redo these areas which can rack up a bill.
  • Underground oil tank - Even if your home no longer uses the oil tank, if the tank was not removed it can cause issues from erosion or lead to pest problems. Due to environmental regulations, removing the unused oil storage tank can be costly.
  • Bad Drainage or Other Hidden Water Issues - the grading around your home can easily cause rain water to pool around your home. This can cause flooding or just slowly erode the foundation. Bad gutters can also lead water to pool on your roof or near your house. Sitting water brings mosquitoes as well as mold and mildew. This can also erode the foundation of the home or the roof of the house. These can be very costly repairs if left for extended periods of time.
  • Septic Issues - Although your septic tank and your leach field are hidden underground, they are a crucial part of the functioning of your home. Without a working septic system, you will have no access to showers, bathrooms, and sinks. While small septic issues and septic repairs are easy and affordable to fix, replacing a septic tank or a septic drain field can cost you upwards of $20,000.
  • Termites - Termites are little bugs that feast on the very materials that your home is built from. If left untreated they will eventually eat away at your walls and foundation causing your home to no longer be a safe structure. Since they multiply quickly, as soon as the termite problem is found it must be taken care of by a competent pest control company.
